In the heart of Windsor Park, BCG has delivered a masterclass in precision building, turning a challenging rear site into a refined two-storey family residence. Conceived as a second dwelling on an 800m² property already hosting an existing home, the project blends considered architecture with high-performance construction, resulting in a residence that feels both contemporary and enduring.
The client’s vision was ambitious yet deeply personal – a home for an extended family, with space for three generations under one roof. The brief called for a ground-floor suite for grandparents, three equally sized bedrooms for children, and a private parents’ retreat. Add to this a single garage, generous living and dining areas, and a design that would enhance the property’s value while complying with strict environmental and planning controls.

Engineering solutions were as sophisticated as the architecture. Stormwater mitigation was addressed with a 5,000L tank, comprising both detention and retention capacity, to manage runoff in line with environmental requirements. A new vehicle crossing was constructed, and a right-of-way was formed to serve both dwellings, ensuring safe vehicle manoeuvring. All infrastructure – stormwater, wastewater, water reticulation, telecommunications, and electricity – was integrated within a shared service trench.
The finished 181m² residence is a confident architectural statement. Clad in a balanced combination of low-maintenance brick veneer and Claymark Garrison bevel-back weatherboard, the exterior palette in FlaxPod is both striking and timeless. The roof, finished in Colorsteel Maxam Trim Rib, rises in two pitches – a 25 degree primary and a 15-degree secondary – maintaining the area’s suburban character while maximising interior volume.
Inside, the design leans toward understated luxury. Double-glazed Altus Southern Thermal system aluminium windows flood interiors with light, while the neutral palette – Resene Black White walls paired with warm natural tones – reflects and amplifies the sunshine. Durable yet elegant finishes define the living spaces: engineered timber flooring underfoot, Vitex decking extending outdoor living, and a glass-balustraded staircase with stainless steel detailing acting as a sculptural centrepiece.
The kitchen and bathrooms are showcases of functional refinement. A 30mm Splendour White engineered stone benchtop anchors the kitchen, complemented by Melteca Planed Urban Oak cabinetry with soft-close hinges, a glass splashback, Bosch appliances, and a slimline pull-out pantry. Bathrooms feature ceiling-to-floor tiling, level-entry showers with double niches, and quality fixtures in brushed nickel.
Construction detailing reflects the precision demanded by the brief: Earthwool Glasswool insulation, safety glazing in wet areas, heavy-duty stain-resistant carpeting in bedrooms, and energy-efficient lighting designed to work in harmony with natural daylight. Downpipes are neatly integrated into the stormwater network, while the insulated garage door, matching the façade’s FlaxPod tone, underscores the cohesion of design.
From a planning perspective, the development met – and in many respects exceeded – Auckland’s Mixed Housing Suburban zoning objectives. The subdivision created two freehold lots with a jointly owned accessway, designed to support both pedestrian and vehicle safety. The streetscape benefits from the thoughtful scale and form of the build, which respects the neighbourhood’s character while embracing the city’s intensification goals.
Budget discipline and timeline adherence were critical to success. Despite complex engineering requirements and environmental constraints, the project progressed in line with the approved land use consent and maintained a tight delivery schedule.
The result is more than just a second dwelling. It is a carefully orchestrated balance between family needs, regulatory compliance, and architectural ambition. Every metre of the site works hard – from the restoration planting along the riparian margin to the precision-engineered infrastructure beneath – supporting a home that will serve generations.
