Rare find in sought after location.

Sometimes opportunities only come up once in your life… undeniably true for this family. This exceptional piece of land covering more than 800m2 was a rare find in this sought after location. Close to amenities, shops, transport, schools and proximity to Auckland City. All it needed was for the family to uncover the potential of this special piece of paradise.

The existing site had an in-ground swimming pool, above-ground spa pool positioned in the middle of overgrown & unkempt gardens. Now that piece of land has undergone a significant transformation.

Ali and Ellie came to BCG GROUP with a residential two storey house design already done. The design did not really match their requirements so they asked the design team to come up with a better solution. Ultimately BCG ARCHITECTURE completely redesigned the entire house to meet client requirements and addressed the site limitations a lot better than the initial design.

The site was very challenging in terms of site shape, location and contours. This challenge has been well met with the addition of a lower level separate accommodation unit, garaging and lower level outdoor areas. The site was a former subdivision of a bigger lot and there was an existing swimming pool and landscape that was extremely overgrown that had to be cleared away and made ready for the new construction.

The design was undertaken knowing that we had to achieve, double garaging, 5 bedrooms, adequate livings spaces and the additional dwelling at the lower level. This became a concerted effort on the parts of the design and construction team to achieve a great design solution and be able to fit within the client’s modest budget. The design also had to ensure that we did not need a resource consent. Issues around HIRTB and coverage became very important design milestones.

The location of the living spaces to take advantage of the upper storey views was immensely important to the client. The location of the living spaces and kitchen ultimately made the house really work for the family.

A large main deck from the family room was part of the original brief and this was easily achieved out from of the upper level and surrounded by a clear glass cantilevered balustrade did not limit the views nor safety of the family.

The site access was a real challenge to the design as this came from a very narrow existing accessway on toa small corner of the site. Therefore access for vehicles and also pedestrians was vitally important to get right for the comfort of the family. The design solution and intricate driveway design has made it possible for vehicles and pedestrians to have a safe and comfortable journey on to the site and into the house.

The structural engineer had a significant impact on the design as this required a lot of retaining and floor level changes to ensure that we complied with HIRTB as well as ensuring the efficient use of the land and contours.

The final result has been a wonderful blend of good design, construction supervision and a willingness from the clients to particulate fully in the entire process. This project become a real team effort across all areas of consultant and contractor involvement. From conception of the design to the completion of the build BCG are proud to have been part of this design and build project.

On time and on budget in all facets of the programme were significant factors in the timely completion of the project.
