When our client approached us, he was ready for a fresh start. His previous experience with an architect had left him frustrated – costs had spiralled, communication was lacking, and the designs did not reflect his vision. With a tight urban site in West Auckland and a bold brief in hand, he needed a team that could not only deliver three standalone homes but also navigate the site’s many complexities. Our role began with refining the designs for Lots 2 and 3, while Lot 1 required a complete rethink.

The site itself presented numerous challenges. It opened narrowly to the street before widening toward the rear, and it climbed on a steep 1:8 gradient. To complicate matters, an established street tree needed preserving, and our client wanted House 1 to present strongly to the street – with both the garage and main entry clearly visible from the road. All of this constrained the buildable footprint and outdoor space. Despite these limitations, client’s brief called for three spacious homes, each with four bedrooms, four bathrooms, and a double garage. Achieving this within a 580m² site demanded clever, precise design and spatial ingenuity.

We elevated the main living areas to the first floor to capture ocean views to the east and generate a greater sense of space. Soaring pitched ceilings, generous skylights, and wide balcony openings were introduced to enhance light and airiness. Though compact in area, the homes feel bright, open, and connected to their surroundings.

Externally, we addressed site constraints with innovative solutions. Houses 1 and 2 incorporated internal concrete retaining walls, removing the need for external fences or retaining structures and preserving the narrow 1.5 metre access strip between Houses 2 and 3. This approach unlocked valuable outdoor areas and improved flow across the development. The homes were treated as individual standalone dwellings to maximise market value, with the client opting for crisp white cladding to enhance natural light and create a fresh, inviting streetscape.

Construction, however, brought its own challenges. Client remained actively involved, regularly suggesting design changes – many of which were introduced during the build phase. These included revisions to handrail connections on balconies, junctions between the barge and external walls, internal staircase transitions, and the kitchen layout. Several driveway modifications were also made, with adjusted slopes and varying concrete finishes to suit both function and form.

The construction team was committed to delivering to a high standard. The pursuit of perfection meant careful coordination on site, particularly for one-of-a-kind detailing that needed accurate interpretation and execution. With the client’s hands-on approach, we had to be adaptable, ensuring every new request was aligned with the overall design vision without compromising progress.

One notable client request was the preservation of a mature grapefruit tree at the rear of House 3. Rather than remove it, we built the rear deck around it – a gesture that reflected the spirit of collaboration that defined the project.

Despite design revisions and a tight timeframe, the homes were delivered within budget. The result is a compact development of three distinct homes that feel anything but constrained. This project is a testament to the power of clear communication, creative problem-solving, and the commitment of a team working toward a shared vision. From reimagining Lot 1 to managing client-driven changes during construction, every decision was made with care, precision, and a deep respect for the site and the client’s aspirations.

After the demolition and removal of existing structures, and the levelling of site; BCG team concentrate on the subdivision of lots, undertaking all civil and earthworks, service connections, laying impermeable concrete footpath and driveway, permeable paving of pedestrian areas, foundations and framing. The emergence of structures took place as exterior construction materials and internal framework materials were applied to the site.

At the same time, plumbing and electrical installed, fitout of the interior is taking shape and form using a raft of preselected materials. Himalayan ADEN Charcoal carpet, Belgoext garage carpet, timber flooring, Kiel Bianco tiles, Travertino splashback (horizontal pattern), neutral paint finish, brushed nickel hardware, melteca and melamine cabinetry, caesarstone benchtop, BOSCH kitchen appliances.

The selection of external materials was based on their quality, aiming to integrate seamlessly with the surrounding volcanic rock walls. This enhances the development’s standing by utilising materials that harmonise with the environment, such as the distinctive red brick. The installation and refinement of interior materials resonate with a sense of quality and luxury.

Design and build of four new two-storey dwellings on a corner site. 

Consented under the Mixed Housing Suburban zone, the development and construction of four new dwellings associated with demolition of the existing dwelling, new vehicle crossings, wastewater system and stormwater irrigation. 

In the serene neighbourhood of Green Bay, an old corner home property has undergone an impressive transformation, giving rise to four brand new 2-storey dwellings. Two of the dwellings stand independently on Lots 1 & 4, while Lots 2 & 3 are attached homes. Each residence allows 4 bedrooms, 3 bathrooms and internal garage access. 

From the outset, BCG assumed command of the project, engaging with client ideas, crafting architectural designs approved by Council, devising a construction timeline aligned with the projects scope, and overseeing a seamless progression to the final construction of the four new 2-storey dwellings. 

Following the removal of existing home, installation of infrastructure, services and utilities, the implementation of these positive changes led to the creation of four residential units through infill development, onsite amenities and accessible outdoor living spaces. 

BCG CONSTRUCTION built the dwellings to plan in variable size and formation to help contribute to the variety of housing while remaining in keeping with the neighbourhood’s planned suburban character. Visual dominance is minimised through the maintenance of existing vegetation, variant building setbacks across all dwellings and across floors, and the use of vertical and horizontal building materials to break up the building mass in its entirety and improve the appearance of the development. 

The residences installed with windows on all external facades to improve ventilation and daylight access, additional storage provided within the garage, cavity space on the side of the dwellings for rubbish and recycling bins. Outdoor living spaces have suitable access to sunlight with alternative spaces to further improve sunlight access, north facing balconies. Privacy for outdoor space is maintained through the use of visually impermeable fencing, walls and landscaping. 

Following the architectural and interior design plans, both exterior and interior materials were meticulously incorporated to the construction process, progressively bringing the home to life. Quality specifications and finishes were chosen to create a cohesive, modern and contemporary look and feel across all four homes.

Stormwater mitigation was addressed with a 5,000L tank, comprising both detention and retention capacity, to manage runoff in line with environmental requirements. A new vehicle crossing was constructed, and a right-of-way was formed to serve both dwellings, ensuring safe vehicle manoeuvring. All infrastructure – stormwater, wastewater, water reticulation, telecommunications, and electricity – was integrated within a shared service trench.

The finished 181m² residence is a confident architectural statement. Clad in a balanced combination of low-maintenance brick veneer and Claymark Garrison bevel-back weatherboard, the exterior palette in FlaxPod is both striking and timeless. The roof, finished in Colorsteel Maxam Trim Rib, rises in two pitches – a 25 degree primary and a 15-degree secondary – maintaining the area’s suburban character while maximising interior volume.

Inside, the design leans toward understated luxury. Double-glazed Altus Southern Thermal system aluminium windows flood interiors with light, while the neutral palette – Resene Black White walls paired with warm natural tones – reflects and amplifies the sunshine. Durable yet elegant finishes define the living spaces: engineered timber flooring underfoot, Vitex decking extending outdoor living, and a glass-balustraded staircase with stainless steel detailing acting as a sculptural centrepiece.

The kitchen and bathrooms are showcases of functional refinement. A 30mm Splendour White engineered stone benchtop anchors the kitchen, complemented by Melteca Planed Urban Oak cabinetry with soft-close hinges, a glass splashback, Bosch appliances, and a slimline pull-out pantry. Bathrooms feature ceiling-to-floor tiling, level-entry showers with double niches, and quality fixtures in brushed nickel.

Construction detailing reflects the precision demanded by the brief: Earthwool Glasswool insulation, safety glazing in wet areas, heavy-duty stain-resistant carpeting in bedrooms, and energy-efficient lighting designed to work in harmony with natural daylight. Downpipes are neatly integrated into the stormwater network, while the insulated garage door, matching the façade’s FlaxPod tone, underscores the cohesion of design.

From a planning perspective, the development met – and in many respects exceeded – Auckland’s Mixed Housing Suburban zoning objectives. The subdivision created two freehold lots with a jointly owned accessway, designed to support both pedestrian and vehicle safety. The streetscape benefits from the thoughtful scale and form of the build, which respects the neighbourhood’s character while embracing the city’s intensification goals.

Budget discipline and timeline adherence were critical to success. Despite complex engineering requirements and environmental constraints, the project progressed in line with the approved land use consent and maintained a tight delivery schedule.

The result is more than just a second dwelling. It is a carefully orchestrated balance between family needs, regulatory compliance, and architectural ambition. Every metre of the site works hard – from the restoration planting along the riparian margin to the precision-engineered infrastructure beneath – supporting a home that will serve generations.

Crossfields residential development involved the removal of the existing dwelling on the site and the subsequent construction of four new residential dwellings, and associated earthworks. Following construction, the property was to be subdivided so that each unit had its own title.

Amidst a remarkable natural environment and a welcoming local community, the four 2-storey attached homes feature 3 bedrooms, 2 bathrooms and 1 covered carpark, setting the standard for family living in this flourishing and vibrant suburb of Glen Innes.

Over a period of time the existing home was demolished, elevation levels established, earthworks undertaken, excavated land rehabilitated, services infrastructure including wastewater, stormwater, water supply connected, underground network utilities power and telecommunications installed. Throughout, consideration made for resident driveway access and a new vehicle crossing, relocation of a power pole, detention/retention tank, reposition the wastewater manhole to enable more space for the protected tree on the berm of the property.

The completed homes sit on an elevated site articulated in modulation, cladding choice and variable design breaks up the bulk and mass of the buildings. This layout creates visual interest and variety in the residential character of the development, also the neighbourhood. The front yard landscaped area, primary/secondary outdoor living spaces along the street-facing boundary separated by pedestrian access appropriates a level of visual interest and provides interaction within the streetscape. The cantilevered portion above the outdoor living space has a positive effect on the functionality, usability and accessibility of these areas. While the design had accounted for potential flooding, the sheer scale of the event demanded proactive adaptation. BCG CONSTRUCTION swiftly implemented measures to channel overflow away from the site, establish positive drainage, and ensure uninterrupted progress.

Positioning the residence on the vast land was a crucial element of the design. Balancing privacy, passive surveillance, and an impressive visual presence required careful site planning. Extensive earthworks were undertaken to facilitate the installation of essential infrastructure, including a 25,000-litre water tank pump station, a filtration system, stormwater overflow discharge to the stream, and rainwater discharge to the storage tank. A meticulously engineered building pad was created with optimal drainage to safeguard the home from potential water issues in the future.

Once the groundwork was complete, construction commenced on the 557m², two-storey residence. The home was designed to include six bedrooms with ensuites and walk-in wardrobes, two offices, three living spaces, a spacious kitchen and dining area, a gym, a laundry, and an attached garage. One of the architectural highlights is the grand porte cochère, which not only enhances the home’s stately presence but also provides sheltered access for residents and guests.

Construction began with the insitu concrete foundations, waffle slab, and pilings, forming a solid base for the home’s structure. The project progressed with the installation of 350mm preliminary columns, beams, fabricated timber trusses, and rafters, all built in accordance with structural and geotechnical engineering requirements. As the home took shape, the roofline was crafted for durability using Viking CertainTeed shingles, ColorSteel Trimdek, and Viking Polyclad membrane, ensuring longevity and resilience. The exterior wall cladding, composed of bevel-back weatherboards, cedar shiplap, and brick veneer, further reinforced the home’s robustness while complementing the natural surroundings.

Stepping inside, the grandeur of the entrance is accentuated by the porte cochère leading into the foyer, where the twin staircases beckon exploration of the upper floor. The interiors are a testament to meticulous design and high-quality craftsmanship. Plush, neutral-toned carpeting enhances the comfort of the bedrooms, living and dining areas, lounge, office, media room, and hallways. Polished floor tiles lend a refined touch to the curved lobby entrance, ensuites, bathrooms, and laundry spaces. A Rinnai linear gas fireplace serves as a striking focal point in the living and dining area, adding warmth and ambiance.

The kitchen, designed for both family meals and large-scale entertaining, features a discreet butler’s kitchen tucked behind the main space. This ensures effortless meal preparation while maintaining the pristine aesthetic of the primary cooking and dining area. The seamless indoor-outdoor flow allows for easy transition from the open kitchen and lounge to the expansive backyard, offering a serene setting with picturesque views.

The attached garage provides ample space for at least two vehicles, with concrete flooring and insulated walls enhancing comfort. Throughout the home, BCG CONSTRUCTION has meticulously curated materials and finishes that align with the homeowners’ personal style while complementing the surrounding countryside. The selection process was streamlined through BCG’s onsite showroom, ensuring a cohesive aesthetic from concept to completion.

This residence embodies understated luxury—spacious yet intimate, grand yet inviting. Every detail has been carefully considered, resulting in a home that not only meets but exceeds expectations. Redevelopment of site to provide for the construction of 2 new standalone dwellings and the subsequent two lot fee simple subdivision around the new dwellings.

The application for the redevelopment of the site situated at Aldersgate Road involved the removal of the current building and the erection of two new residential units. To gain a thorough understanding of the project, BCG CONSTRUCTION conducted preliminary site inspections and observed that the site had an irregular shape with a slope from north to south (or back to front). Additionally, there is a double storey dwelling situated central on the property, slated for demolition.

Sighting the positioning of the two new standalone dwellings, Unit 1 is facing towards the north western corner of the site with Unit 2 located within the south eastern section. Both dwellings are 2-storey with a double garage. Outward appearance achieved through variation of materials and architectural features, including the mixture of horizontal cladding, vertical sections and window sizes. Modulation achieved through variation of the roof forms and setbacks. The homes have multiple glazing areas, private outdoor living spaces and an outlook space provided from habitable rooms, ensuring passive surveillance and visual interest. The grounds are well landscaped around each of the new dwellings with high quality planting of various species and sizes. Furthermore, all service bins are located out of sight, ensuring that the development looks tidy from the surrounding environment.

The ground floor of both dwellings similar in layout. Unit 1 consists of a large open plan kitchen with a walk-in pantry, living and dining area, 3-bedrooms with one containing an ensuite and a family bathroom. Unit 2 has an open plan living and dining area with a linked kitchen, as well as 2-bedrooms, one of which has an ensuite and a family bathroom. Both dwellings have a deck on the first floor at ground level height due to the site typography. The homes have been clad with a mixture of vertical and horizontal cladding in a varying colour scheme to provide high amenity.

Earthworks involved a total area of 452m2, with a cut and fill volume of 128m3 and 47m3 respectively. Also to create the building platforms, outdoor areas, and the shared driveway. Cut retaining walls along the western boundary, adjacent to the accessway. Connections to three waters and network utilities accordingly, stormwater extension from existing stormwater manhole in the shared accessway to service the development such that each Lot has a new connection.

The Aldersgate redevelopment project highlights superb design and construction, resulting in the establishment of two new residences which ensure that both neighbourhood and streetscape character and amenity is maintained.
