The 926m² parent site was masterfully subdivided into three residential lots and a jointly owned access lot, a configuration requiring both technical intelligence and a sensitivity to context. Designed by award-winning BCG Architecture, the development expresses a language of restrained elegance: sharp gabled rooflines, articulated forms, and a material palette of brick, vertical timber, aluminium and in-situ concrete that conveys permanence, poise and modern restraint. Each dwelling sits low in contour within its semi-excavated setting, anchoring the architecture to the land while protecting privacy and enhancing the experience of light and landscape.

A defining challenge – and triumph – of the project was the daylighting of an existing enclosed stormwater pipe, reinstating an open stream that now runs gently through the site. The carefully formed watercourse, complete with riparian restoration on both margins, enhances biodiversity while mitigating flood risk through a reshaped overland flow path. Extensive consultation with Mana Whenua ensured cultural values were honoured, and ecological intentions delivered with integrity.

Inside, the architecture unfolds with a sense of considered luxury. Generous open-plan living spaces extend seamlessly toward outdoor terraces; kitchens are supported by discreet sculleries; upper levels house three refined bedrooms including master suites with walk-in wardrobes; and lower floors integrate garaging, wine cellar, storage, laundry and service spaces with quiet efficiency. Purpose-built imported furniture enriches the interiors, reflecting each homeowner’s sophisticated and timeless aesthetic through a harmonious tonal palette and bespoke detailing. Landscaped boundaries, permeable paving, and generous outdoor areas complete the environment, supporting family life while respecting the city’s stormwater systems.

The bathrooms are a particular showcase of craftsmanship – large -format stone tiles are mitred and bookmatched to perfection, with linear drains and access points concealed within the natural veining. High-performance glazing, robust insulation, and efficient mechanical systems ensure comfort with minimal energy demand. Earthworks of 391m², excavation to RL 31.80m, suspended concrete slabs, concrete piling near the reinstated stream, and rigorous sediment control measures were executed with meticulous discipline. Retaining walls of steel, timber and segmental concrete block stabilise the terrain with structural authority. Roofs – pitched at 16° and 45° – are braced with continuous steel diagonal strapping; Altus joinery, San Selmo Verona brick, JSC vertical weatherboards, Fairview windows and trapezoidal profile roofing were selected for enduring performance.

Every service, junction and interface reveals a mastery of orchestration: fire-rated intertenancy walls, concealed drainage systems, acoustic controls, complex driveway manoeuvring and two-car garaging – all resolved with quiet finesse.
