A defining challenge – and triumph – of the project was the daylighting of an existing enclosed stormwater pipe, reinstating an open stream that now runs gently through the site. The carefully formed watercourse, complete with riparian restoration on both margins, enhances biodiversity while mitigating flood risk through a reshaped overland flow path. Extensive consultation with Mana Whenua ensured cultural values were honoured, and ecological intentions delivered with integrity.
Inside, the architecture unfolds with a sense of considered luxury. Generous open-plan living spaces extend seamlessly toward outdoor terraces; kitchens are supported by discreet sculleries; upper levels house three refined bedrooms including master suites with walk-in wardrobes; and lower floors integrate garaging, wine cellar, storage, laundry and service spaces with quiet efficiency.
