Gavin Street Residences, Ellerslie
Gavin Street Residences is a thoughtfully executed medium-density development that demonstrates how considered architecture and disciplined construction can elevate urban infill housing beyond the expected. Designed by GOODHOUSE NZ and delivered by BCG, the project was conceived with a clear focus on longevity, liveability and enduring architectural value.
The development comprises seven architecturally designed two-storey residences alongside the retention of three existing dwellings, carefully integrated through cohesive site planning, landscaping and shared amenities. Rather than treating the project as a collection of repetitive units, the design approach focused on creating a unified residential environment where built form, materiality and landscape work together seamlessly within the surrounding Ellerslie context.
Split across two distinct building forms, the residences respond individually to site conditions while maintaining a consistent architectural language. Curved brick elements, recessed forms and refined detailing soften the overall massing and create visual depth throughout the development. The restrained material palette – combining light-toned brickwork, vertically applied cladding and powder-coated aluminium joinery – delivers a timeless aesthetic grounded in durability and simplicity.
Inside, the homes are calm, light-filled and highly functional. Open-plan kitchen, dining and living spaces connect directly to private outdoor areas through large sliding doors, strengthening the relationship between indoor and outdoor living. Curved kitchen islands introduce softness and practicality to the interiors, while carefully considered planning maximises storage, natural light and circulation throughout each residence.
Depending on configuration, the homes provide either two or three bedrooms, including master suites with ensuites and well-appointed family bathrooms. Every space has been designed with long-term liveability in mind, balancing contemporary restraint with warmth and comfort.
Interior finishes were selected to create a cohesive and understated palette. Light oak-toned flooring, soft neutral walls and layered lighting contribute to a calm residential atmosphere, while engineered stone benchtops, refined cabinetry and quality appliances elevate the kitchens beyond standard developer specification. Bathrooms continue the same level of refinement through full-height porcelain tiling, brushed nickel fittings and textured glazing elements that provide both privacy and softness.
Construction quality was central to the project’s success. Curved brickwork required careful craftsmanship to achieve crisp radii and clean detailing, while the external envelope combines robust, low-maintenance materials selected for both performance and longevity. High-performance insulation throughout the development enhances thermal and acoustic comfort, supporting healthier and more energy-efficient homes.
The wider site planning reinforces privacy, usability and a strong sense of community. Layered planting, fencing and carefully positioned outdoor spaces provide separation between residences while maintaining openness and natural light. Shared amenities including bicycle storage, integrated bin facilities and well-considered pedestrian accessways improve everyday functionality without compromising the architectural intent.
Landscape and exterior lighting were also carefully integrated to enhance safety, amenity and visual cohesion across the site. West-facing outdoor living areas maximise sunlight, while softened planting edges help the development settle naturally into its residential surroundings.
Located within walking distance of public transport, employment hubs and local amenities, Gavin Street Residences responds directly to Auckland’s growing demand for higher-density housing while demonstrating that medium-density living can still feel generous, refined and deeply considered.
The result is a robust, carefully crafted residential development that balances architectural expression, construction quality and long-term liveability – delivering enduring value for both residents and the wider neighbourhood.
